Landlord gas safety certificates (CP12) in Newcastle

If you let a property in Newcastle with gas appliances, you have legal duties under the Gas Safety (Installation and Use) Regulations 1998. With so many student lets and HMOs in Jesmond, Heaton and Sandyford, this is one of the most common jobs for local engineers.

What the law requires

  • A gas safety check every 12 months on every gas appliance and flue you provide, carried out by a Gas Safe registered engineer.
  • Give existing tenants a copy of the record within 28 days of the check.
  • Give new tenants a copy before they move in.
  • Keep each record for at least 2 years.

The record is often called a CP12 or landlord gas safety record (LGSR).

What the check covers

The engineer checks each gas appliance is safe and working properly, including gas tightness, flues and ventilation, burner pressure, and safety devices. It is not a full service, though many landlords book both on the same visit to save a call-out.

Getting the timing right

You can have the check done up to two months before the deadline and keep the original expiry date. That gives you room to work around tenants, especially at the end of the academic year when student houses change over.

What it costs

A CP12 usually costs £60 to £100, depending on how many appliances there are. Combining it with a boiler service is usually cheaper than booking them separately.
