How it works

1

Tell us what's wrong

Ring us or fill in the form with your postcode and what's going on.

2

A local engineer rings you

We pass it to one Gas Safe registered engineer who covers your area, not a list of firms.

3

You get a price first

They quote before any work starts. You decide, and you pay them directly.

What to expect

Landlords must have every gas appliance in a rented property checked once a year and give tenants a copy of the record. With so many student lets and HMOs in Jesmond, Heaton and Sandyford, engineers can often check several properties in one trip.

Typical cost in Newcastle: £60 to £100. Your engineer confirms the price before starting.

Who we pass your job to

We don't send your details round lots of firms. Every engineer we work with has to meet these.

Landlord gas safety certificates: common questions

Can't see your question? Ring 07380 307279 or ask for a call back.

How often do landlords need a gas safety check?

Every 12 months, for every gas appliance and flue you provide. You can have the check up to two months before the deadline and keep the same renewal date.

What do I give my tenants?

A copy of the gas safety record within 28 days of the check. New tenants must get a copy before they move in. Keep each record for at least two years.

What happens if an appliance fails?

The engineer records it as 'at risk' or 'immediately dangerous' and, with permission, turns it off or disconnects it. It has to be repaired and checked before it's used again.

Do HMOs and student lets need anything different?

The same yearly gas safety check applies, but HMOs usually have more appliances and shared areas to check. Booking over the summer, between tenancies, makes access easier.
