What happens in a boiler service (and do you need one?)
Updated 6 November 2026
A yearly boiler service is the cheapest way to avoid a breakdown in the middle of a Tyneside winter. Most breakdowns we hear about between November and February are from boilers that haven't been serviced for a few years.
Do you need one?
- Warranty: almost every boiler manufacturer requires a yearly service by a Gas Safe registered engineer to keep the warranty valid. Miss one and a free repair can become a bill.
- Safety: a service checks the boiler is burning gas safely and the flue is getting rid of fumes, including carbon monoxide.
- Landlords need a yearly gas safety check by law. That's a separate certificate, though many engineers do both on one visit. See our landlord gas safety guide.
What the engineer checks
A proper service usually takes 30 to 60 minutes and includes:
- A visual check of the boiler, pipework and flue.
- Removing the casing and checking the burner, heat exchanger and seals.
- A flue gas analysis, which measures what's coming out of the flue to confirm the boiler is burning cleanly.
- Checking the gas pressure and flow rate.
- Testing the safety devices, such as the flame sensor and pressure relief valve.
- Checking the condensate pipe isn't blocked and is protected from freezing.
You should get a written service record afterwards. Keep it with your boiler paperwork.
What it costs
A boiler service typically costs £75 to £120 in 2026. Be wary of very cheap offers: a quick visual check without removing the casing and doing a flue gas test isn't a full service.
When to book
Late summer and early autumn are best, before engineers get busy with breakdowns. If you're reading this in winter, it's still worth booking, especially if the boiler hasn't been serviced in over a year.
Need it sorted? Boiler service in Newcastle typically costs £75 to £120. A local engineer will give you a price before starting.
